Background of the Study
Urbanization in Nigeria has been accelerating over the past few decades, leading to significant changes in land use patterns. As cities expand, agricultural lands are increasingly being converted for residential, commercial, and industrial purposes (Okafor, 2023). Between 2023 and 2025, rapid urban growth has intensified the competition for land, prompting policymakers to reassess the balance between urban development and food production. The theoretical framework for this study is rooted in the urban transition model, which examines how shifting demographics and economic activities affect land allocation. Empirical research suggests that urban sprawl often leads to the fragmentation of agricultural land, reduced farm sizes, and lower agricultural productivity (Afolabi, 2024). In Nigeria, where a large portion of the population depends on agriculture for their livelihood, these changes can have significant socio-economic implications, including food insecurity and increased rural-urban disparities. Furthermore, urbanization can stimulate non-farm employment opportunities and diversify the economy, but at the potential cost of reducing the area available for agriculture. This study appraises the effects of urbanization on agricultural land use by analyzing land conversion trends, productivity changes, and the socio-economic impacts on rural communities. It also considers the role of government land-use policies and urban planning initiatives in mitigating adverse effects and promoting sustainable development. The findings of this research will contribute to debates on how to balance urban expansion with the need to preserve agricultural capacity, ensuring that food security and rural livelihoods are not compromised amid rapid urban growth.

Statement of the Problem
Despite the economic opportunities generated by urbanization, the conversion of agricultural land for urban use in Nigeria poses serious challenges. The primary issue is that rapid urban expansion often leads to the loss and fragmentation of productive farmland, thereby reducing the nation’s capacity to produce food locally (Ibrahim, 2024). This process is exacerbated by weak land-use planning and inadequate regulatory enforcement. As urban boundaries extend into rural areas, farmers are forced to operate on smaller, less viable plots, which can lead to declining productivity and increased production costs. Additionally, the loss of agricultural land may drive up food prices and contribute to food insecurity, particularly among low-income households. The problem is further compounded by socio-political conflicts over land ownership and compensation, which can lead to tensions between urban developers and rural communities. This study aims to investigate the extent to which urbanization is reshaping agricultural land use in Nigeria and to identify the institutional and economic factors that contribute to this trend, with the goal of recommending strategies to mitigate its adverse impacts.

Objectives of the Study

  1. To assess the impact of urbanization on the availability and productivity of agricultural land in Nigeria.
  2. To identify the socio-economic and institutional factors driving land conversion from agriculture to urban uses.
  3. To propose policy recommendations for sustainable land-use planning that balances urban growth and agricultural needs.

Research Questions

  1. How has urbanization affected agricultural land availability and productivity in Nigeria?
  2. What are the main socio-economic and institutional drivers behind the conversion of agricultural land?
  3. Which policy measures can balance urban development with the preservation of agricultural land?

Research Hypotheses

  1. H1: Rapid urbanization significantly reduces the availability of agricultural land in Nigeria.
  2. H2: Weak land-use planning and regulatory enforcement exacerbate the negative impacts of urban expansion on agriculture.
  3. H3: Integrated urban and rural development policies can mitigate adverse effects on agricultural land use.

Scope and Limitations of the Study
The study covers urban expansion and its impact on agricultural land use in Nigeria from 2023 to 2025. Data will be drawn from land-use records, satellite imagery, and stakeholder interviews. Limitations include regional variations in urban growth and challenges in quantifying indirect socio-economic impacts.
